The Building Process

Decking & Railing
Our team used GeoDeck Tongue and Groove composite decking in the walnut color for the deck portion of this project. We also installed a perimeter deck board out and over the matching GeoDeck fascia board by approximately 1/2.” This is consistent with how we install stair treads.
Heartlands does not install the fascia board up and level to the top of the deck boards―this is a common installation method and while less costly, we do not recommend using the fascia material in this manner.
Our team constructed the staircase descending straight down from the deck alongside the grilling area and diagonal railing. We used the Westbury “Tuscany” railing system in a textured bronze finish for the railing and newel posts on the deck. Westbury is a fully extruded and powder-coated aluminum railing system that is very durable and attractive.
We also placed a matching gate at the top of the staircase with a custom safety latch to ensure the homeowners’ grandchildren were safe when visiting.
Screen Room
For the house wall within the screen room, we removed the lap siding and trim. We then installed fiber cement sheathing and MiraTec exterior trim to better define and nicely finish the interior of the room. The sheathing for the roof are “solar reflective oriented strand boards.” That, along with our practice of insulating between the bottom chords of the trusses, substantially reduces the summer heat from passing down and into the room.
We finished the ceiling to make it a focal point of the screen room, using groove cedar and TWP Cedartone oil like our showroom display. Our team cleaned and finished the ceiling and trim materials in our facility prior to installation, making sure the sides are properly covered, as the material will expand and contract in its outdoor environment. This prevents the appearance of unfinished lines.
We custom powder-coated the extruded aluminum materials for the screen room in a bronze finish, per the homeowner’s request. Heartlands does this because the standard factory finish is not consistent with our quality standards, nor are necessary color choices always available. In addition, we powder-coated all fasteners and exposed brackets with the same finish for a clean, consistent appearance.
Outdoor Kitchen
This project includes a custom grilling and storage center positioned at the end of the open deck. We designed the base structure with Centurion Stone―Bucks County and the countertop with granite, each selected by the homeowners. The grilling, beverage, and storage area includes:
- Premium Napoleon Pro Series Built-in Pro 500 natural gas grill
- Fire Magic stainless double door for access to the cabinet under the grill
- A matching Fire Magic stainless steel triple drawer unit for storage
- A matching Fire Magic stainless trash container
- Gas line for the grill, electrical including electrical outlets for counter appliances, the grill’s rotisserie, and under counter lighting
Under-Deck System and Patio
For the under-deck, we installed a Trex Rain Escape drainage system, which is placed before the decking goes down. This system channels water to individual downspouts, which funnel to a lateral gutter. Totally enclosed, this system allows for rich-looking wood ceiling to be installed beneath the deck.
We then installed a stained square edge cedar ceiling to allow for proper ventilation and finished it with TWP Cedartone oil to match the screen room. The combination of the finishes yields a very inviting and enjoyable covered outdoor area.
Our team poured a new stamped concrete patio surface on the lower level under the screen room and deck. We also poured a stamped concrete pad at the staircase in a wedding cake shaped landing. For the stamped concrete finish, we added a base color directly to the concrete and mixed it prior to pouring.
We then applied a second surface ahead of the stamping process, which also serves as a release agent for the stamping templates. The applied color partially cures in the concrete, providing the shading or multi-colored affect. Finally, we applied a sealer coat.
